Reservation Policy

Etesian Villas is owned and managed by AFOI BALI & SIA LP (d.t.: Etesian), registered in Greece under number 150420338000,  located at Batsi, Andros (37,514496 - 24.464217), with VAT Number: 801157918 and Greek National Tourism Organization Number: 1237228, legally represented by Stavros Balis. 

The following Reservation Policy is governed by Greek Law. By making a reservation with Etesian you fully accept  the following Policy on your part which together with the relevant information on our website will form part of your contract with Etesian. Please read them carefully before proceeding with your reservation.

Reservation Procedure and Payments

  1. To secure your reservation a deposit of 50% of the total reservation cost is required. If your reservation is within 14 days of your arrival, full payment is required at the time of reservation. Payments can be made through Direct Bank Transfer, Paypal or Stripe. 

  2. A completed reservation form is required with a deposit according to the rules of our reservation policy. Your reservation will be considered approved only after we confirm receipt of the reservation form (web-form) together with cleared funds for the amount agreed; receipt and acceptance by us will be notified to you by email.

  3. Full payment of the reservation charge is made upon departure. Upon Check-In a hold will be placed on your card for the remainder of your reservation. If no card is available, or does not work with any of the available options, we will require the remainder of the reservation to be paid at check-in.

  4. If you would like to book more than one Villa at Etesian (total capacity 21 people) please contact us directly at or using the Contact Form to discuss availability.

  5. You are entirely responsible for possessing all required documents for your holiday and carrying them with you at all times in order for us to confirm your identity and ensure that your passports and visas are valid. 

  6. Cancellations are governed by the Cancellation Policy. Any cancellation for any reason by you must be in writing by sending an email to

Price Policy


  1. Prices are confirmed upon request of a reservation and are calculated per day and in Euros unless otherwise specified. You accept that all prices stated may change from time to time and without notice until we have confirmed your reservation.

  2. Unless stated otherwise to you in writing, prices include electricity, water, internet, linen change every 3 days or other extra services specified at the time of reservation.

  3. Prices include: 13% Value Added Tax (VAT) and 0.5% City Tax

Arrival and Departure Times

Check-in: 15:00 - 23:00
Check-Out: 11:00 
Late checkout: 11:00 - 18:00 (+50% of agreed daily rate)
Check-Out: After 18:00 (+100% of agreed daily rate)


  1. We will come 15-30 minutes earlier to collect keys, check the property and receive final payment.

  2. Please make sure you let us know what time you will check-out! We are not responsible for you making the boat in time.

  3. We can store your luggage if you arrive early or if your boat is departing after the check out time.

Minimum Stay

Minimum stay is dependent on the date of your reservation. You will be unable to book your stay with us if it does not meet the minimum stay criteria which is typically 2 nights.


  1. Children under the age of 2 years old are not considered as standard guests. Baby Cots and Child Seats are available upon request and subject to availability. Not all bedrooms have space for baby cots. Please contact us to check. Linen for Baby Cots is not provided. 

  2. Children over the age of 2 must be supervised by an adult at all times, especially in outdoor areas and swimming pool. Baby Gates are available upon request and subject to availability.


We are currently unable to offer the suitable environment for pets or the in-depth clean required between guest stays. Pets are therefore not permitted at Etesian.


Wireless Wi-Fi Internet is provided free of charge in all of our Villas. None of our Villas have landlines or Ethernet ports. 

Swimming pools


  1. All of our Villas have open private pools.

  2. In accordance with Greek Law, our private pools have a depth of 110cm (Pool Licence No: 1237230) and do not require a Lifeguard. No Diving allowed! 

  3. Please familiarize yourself thoroughly with the depth of the pool and how to get out, and exercise safety and caution at all times, especially with children and non-swimmers. Children and non-swimmers are your responsibility at all times.


Smoking is not permitted anywhere indoors at Etesian in accordance with Greek Law. Ashtrays are available for outdoor spaces.

Condition of the Property


  1. The Property is rented strictly for holiday purposes and may not be used for any purpose other than that without the prior written consent of Etesian (including parties and bachelors). The number of any visiting party shall not exceed the Property’s capacity as advertised by Etesian. 

  2. You must inform us as soon as possible of any damages to the Property or any other damage or problem that may occur during your stay. You are responsible for covering the cost of all damage to the property and any loss which can be identified from an inspection of the Property at your departure and you agree to fully compensate Etesian in this respect. 

  3. In case of serious damage or misuse regarding either the property or items provided it is at the discretion of Etesian to end your stay earlier than arranged.

  4. Etesian bears no responsibility for failure of mechanical equipment such as pumps, boilers, etc., or public utilities (such as water and electricity).

  5. Every effort is made to ensure that the details, description and prices contained in company literature are correct. However changes may occur, sometimes at short notice and therefore we will advise you at the time of reservation, or if after reservation as soon as possible of any such changes to our published information. It is not always possible for us to control all elements of the holiday whereby advertised facilities can sometimes become unavailable at short notice due to inclement weather conditions, emergency repair works or damage caused by other guests.

Noise & Complaints


  1. Etesian bears no responsibility for noise nuisances deriving outside the property or beyond our control outside of Official Quiet Hours.

  2. Official Quiet Hours are between:
    Summer Period (April 1st - Sept. 30th): 15:00 - 17:30 and 23:00 - 07:00
    Winter Period (October 1st - March 31st): 15:30 - 17:30 and 22:00 - 07:30

  3. Noise complaints within Official Quiet Hours are controlled by the Police. You are exclusively liable for any noise complaints or penalties that arise during your stay at Etesian.

  4. Etesian consists of 4 adjacent villas and shares some communal spaces. You should always be respectful and considerate and avoid making excessive noise  or other disruptive behaviour (e.g. loud music by the pool).

  5. Parties are not permitted at Etesian without written permission.

  6. Etesian strives to create an environment for rest and relaxation, so if in our reasonable opinion after you have been warned, your behaviour is causing danger, damage to property or persistently affecting the enjoyment of others or is in any way inappropriate, we reserve the right to terminate your holiday without refund or compensation.

Accidents, Theft & Loss


  1. In no event shall Etesian be liable for any special, indirect or consequential damages or any damages whatsoever, including loss of profits or data, whether in an action in contract or tort, arising out of your reservation and your stay, this limitation of liability shall apply regardless of whether the claim asserted is based on contract, negligence, or any other theory of recovery, even if Etesian has been advised of the possibility of such damages. 

  2. You remain exclusively responsible for the safety of all children and adults during your stay. Etesian cannot be deemed responsible for accidents caused due to negligence on your part, either inside or outside the property. Children must be supervised by a responsible adult at all times, especially in the outdoor areas, i.e. the swimming pool.

  3. Only the guests, our staff and management have access via the key cards to your property. Access to the property is only available to guests and staff by a secure electronic gate that opens with a gate transmitter. In case the gate transmitter is not returned during check-out, a charge of €35 will apply to you. New cards are issued with every reservation. Etesian contains small safes in the property for your belongings but Etesian does not bear any responsibility for theft during your stay. If any personal items have been lost/stolen whilst on holiday, please obtain a written report from the Police, to help with any insurance claim.

  4. No provision of these conditions may limit or exclude our responsibility for fraud or for death or personal injury caused by negligence or breach of duty on our part.

Circumstances beyond our Control


Etesian is not legally responsible for any indemnity in case we are prevented or delayed from fulfilling our responsibilities as described in this Reservation Policy due to events beyond our control. That is an unforeseeable event that could not otherwise be avoided, including but not limited to: the failure of any equipment or machinery furnished to you, strikes or labour disputes, natural disasters, acts of terrorism, war, riot or civil disputes, malicious damage, fire or local restrictions.

Safety standards and regulations


The safety standards and regulations are governed by Greek Law. As a result, please be careful when in unfamiliar buildings or surroundings, and get to know the escape route from your property in case of fire or other emergency. Properties may include potential “hazards” such as open staircases, unfenced areas, mezzanines, open drops etc, and it is imperative that your party take responsibility for their own safety. As with all rental properties in prime locations there may be a small risk of burglary. Etesian provides the property with suitable security measures according to the existing regulations. However it is your responsibility to ensure the available measures are used when necessary, including when leaving the property, when spending time in the pool and overnight. This may include, where available, locking doors, closing and securing shutters, securing valuables in a safe. We cannot accept any responsibility for any loss resulting from failure to follow these steps. Any valuables left at the property are left at your own risk.
